This building is under threat of demolition due to a proposed mixed-use high-rise development by Lifetime Developments entailing a 34-floor condominium at 111 River Street.
After recommendation by the Toronto and East York Community Council (TEYCC) that the City review these properties' heritage value ahead of demolition, on June 2, 2021, Toronto's Chief Planner determined that 111-119 River Street "do not have sufficient cultural heritage value to merit inclusion in the City of Toronto's Heritage Register."
The report cites two justifications: 1) the 1909 rowhouses post-date the period when their architectural style – the Bay-and-Gable style – was most popular (the 1880s) and 2) significant 1970s structural and façade alterations to the buildings compromise their heritage value.
