This area is currently under fairly major development, there is fear this building will eventually disappear to a condo hole.
Jane McEwen who was a widow and daughter of James and Jane Cobban was married to Dr Niven in 1877. Jane lived at 95 Maitland at the time of her marriage.

Born at Edinburgh, Scotland in 1828, son of John Agnew andHume (Turnbull) Agnew. He came to Canada in 1833 and settled in Ontario,initially working as a farmer and later engaging in the insurance business. Hewas educated at Victoria College (Cobourg), graduating in 1858 with a medicaldegree from McGill University (Montreal). He practiced at Prince Albert,Ontario, then at Toronto, finally moving to Winnipeg where he specialized indiseases of the eye, ear, and throat.
He was married in 1863 to Jane Somerville Ross of London,Ontario, daughter of railway contractor George Ross, with whom he had four sons(John Hume Agnew, a lawyer at Virden; William L Agnew, a cashier with the St.Paul Trust Co. at St. Paul, Minnesota; and Fred R. Agnew of Winnipeg) and threedaughters (Maggie L. Agnew, a teacher at Winnipeg; Helena Agnew, later Mrs.Lethbridge of Lethbridge, Alberta; and Mary Agnew of Winnipeg).
In 1881, Jane Cobban McEwen Agnew and her husband Niven are living in Winnipeg. With them is a daughter of jane - Jane McEwen. I also see that the youngest child in the family is only 6 so Jane and Niven would have been married when that child was only 2. His first wife was jane Somerville Ross who married Niven in 1863. Thier first child was born 1864 and he is still with the family in manitoba in 1881.
Jane Somerville Ross Agnew seems to have died in April 1875.
